Mailboxes

Sprucing Up the Woods

ATTENTION ALL LEXINGTON WOODS HOMEOWNERS

Spring has come and is almost gone.  We, the HOA Board had intended to get this information out earlier but, better late than never.

As discussed at the Annual Meeting, our neighborhood is showing its age and we need to catch up on some overdue maintenance. Our main focus is pressure washing the driveways, sidewalks, curbing and all other concrete walks, and repairing and painting mailboxes and their posts.

Our goal is to get everyone on the same schedule so that our neighborhood has a cohesive appearance and to annually designate Spring months for Spring cleaning.

After walking the entire neighborhood, we found that the majority of homes need attention to either one or all of these areas so this letter is going to everyone, though some may have already taken care of these needs.  If you are not sure if your property is one that needs addressing, please contact your HOA Director for a personal evaluation.   Considering the time allowed to complete these projects, please consider this letter and other forms of communication being sent out or posted, to be your 1st and 2nd notice.  Failure to comply as scheduled could result in a fine.

We have set the date for completion as June 30th, 2024.  Request for an extension of the June 30th deadline should be submitted to the board in writing, either by email, website, or US Postal Service, no later than May 30, 2024.

To help with completing the required maintenance, I attached the Architectural Guidelines for the areas being addressed and recommendations for Pressure Washers and painters for mailboxes.  Please log in to your Lexwoods.com online account and access documents for more information.  Information for the above can be found under the folder Property Guidelines.

It is always recommended that you require all contractors to provide you with a Certificate of Insurance covering both Workman’s Compensation and General Liability Coverage.

Community Wide Standards & Neighborhood Watch Program
The HOA Board has reviewed and updated our Community Standards to align with our HOA Covenants. The standards will be mailed and added to the website shortly. Please be on the lookout for this in your email or mailbox. As well as information about our Neighborhood Watch Program. Looking for our residents to step up and be block captains please reach out to your board to volunteer.

Weeds
Thank you, all homeowners, for treating your yards! They look beautiful. As the hotter weather is here the poa annua has mostly died off. Please contact your lawn treatment company to re-treat if you still have weeds as the HOA will be issuing violations.

RATHER DO YOUR LAWN YOURSELF?
Article submitted by Paul Pierson If you want to improve your lawn at half the cost of having a commercial lawn service, consider doing it yourself. It will require diligence, timing, and effort. First, get an approximate size of your lawn. Very easy, measure your step. Step out your lawn; if it measures 100’ X 100,’ you have 10,000 sq. ft. Beginning of March, use Scotts Turf Builder Weed & Feed Beginning of June. use Scotts Turf Builder Southern Lawn Food Beginning of August.  Use Scotts Turf Builder w/lawn food and Insect Control Beginning of October. Use Scotts Turf Builder Weed & Feed End/Beginning of each year put a light coat of Scott Halts Crabgrass & Grassy Weed Preventer. If your lawn measures 10,000 sq. ft., only use enough for 5,000 sq. ft.  I use a handheld spreader and usually have it set on 4. I also wear a mask to avoid dust and do it early in the morning when dew is on the ground to see my tracks. Takes about 15 minutes to make a 15,000 sq. ft. complete application. Watch the weather reports to help when to make your applications. Conditions to watch for: Brown patches, numerous, 1 to 2-foot dead spots. Caused by grubs. Use Spectracide  Triazicide Insect killer for the lawn. Very inexpensive and put down once a year to be safe. Yellow spot. It will appear in summer, usually caused by long hot spells. There are several causes, but it can be fixed with spray-on lawn aids ( bottles you hook up a garden hose to )  just made for Yellowspot.. A great lawn won’t happen overnight; after one year, you will see a 75% improvement, but once you get weeds under control, a healthy green lawn will choke out weeds. Get lawn aeration every few years to help. Each fertilizer manufacturer uses a different formula to manufacture their product. Scott has worked for me; the choice is yours. If the task seems like something you would rather not do, plenty of lawn services are used in Lexington Woods i.e., Top Turf, King Green, TruGreen, etc. Our Covenants require lawns to be free of weeds.
